Honolulu, Hawaii Real Estate Hotsheet 1/23-1/25/13 & HBR Local Market Update - Moiliili Neighborhood Highlight.

In the hotsheet this morning, there are a couple of updates in the Moiliili area that I will highlight.

First is another unit in the Hausten has closed. Last week I posted about unit 903 closing at list price in under 30 days [post]. On today's hotsheet you will see unit 608 [ML 1211194 listed by iProperties Hawaii] was on the market at $295,000 and recorded at $301,500. This shows how desirable the units in this building can be for people shopping for an apartment in the Moiliili area.

The second listing is a multi-family A-2 Medium Density Apartment property. This is described as "three one bedroom units and one three bedroom units". 648 University Ave [ML 1300883] is listed by Ivy K Realty LLC for $1,130,000. I'm mentioning this property because at the presentation about "small developments" earlier this year, it was mentioned that many small developers will be entering the Hawaii market and Moiliili is going to see a lot of changes related to this.

Last week, the Honolulu Board of Realtors released the Local Neighborhood Statistics. This report does not reflect the 2 recent listings that I am featured above. Take a look at the report to compare how the neighborhood(s) you are interested in are performing compared to others. The image is the a focus on the Makiki-Moiliili neighborhood condominiums (because that is how the MLS Data is sorted). See how the demand is for the area?
